Which inspections does a Miami seller need?

Direct answer

No Florida statute or Miami-Dade rule reviewed requires a seller to get an inspection before selling a single-family house. Miami-Dade building recertification excludes single-family homes and duplexes. Buyers and insurers ask for inspections instead: Citizens requires a 4-point inspection on homes over 20 years old, and the law ties insurance discounts to wind-mitigation features.

In more detail

How are permits checked in the City of Miami?

The City's iBuild portal searches by process number, permit number, address or 13-digit folio. A record shows its status and issue and expiration dates. A "Why Not Final" view lists missing inspections. Extensions apply only to active permits, once, for 180 days.

What does the flood disclosure cover?

It asks whether the seller knows of flooding that damaged the property during their ownership, whether a flood claim was filed and whether flood assistance was received. Fla. Stat. §689.302 sets the form.

How was this counted?

Counted from the same MLS data as every figure on this site, for the stated window and boundary. Medians are withheld below 5 closings.
