A neighborhood platted in 1919

Shenandoah was platted in 1919 by Virginia developers — named for the Shenandoah Valley — and built out through the 1920s Florida land boom. Its housing stock is Mediterranean Revival, Mission-style, and frame-vernacular houses, most predating 1940. The plat map still structures the market: recorded plats include Shenandoah, East Shenandoah, South Shenandoah, New Shenandoah, and Shenandoah Sections One through Four, and closings on this site’s /about and Journal pages reference them because pockets behave differently — South Shenandoah has repeatedly been the fastest-moving plat in recent quarters.

Where duplexes are legal — and where they aren’t

Most of Shenandoah sits in Miami 21’s T3 Sub-Urban zone, split three ways: T3-R (single-family only), T3-L (single-family plus an ancillary unit), and T3-O (single-family and two-family). Only T3-O permits a duplex as of right, and the designations interleave block by block — a century-old house can be a conforming duplex, a grandfathered nonconforming one, or an unpermitted conversion, and the three carry very different financing and insurance consequences. Full plain-language treatment, including the three-step verification (zoning map, permit history, zoning verification letter): Journal → “T3-O, T3-R, and the 1920s House.” For any legal-use determination, a real estate attorney — not a listing description.

The housing stock, in numbers

Housing stock by vintage · sold in the trailing 24 months
Housing stock Sold (24 mo) Median price Median $/sq ft

Built 1940–197981$860,000$550
Built 1980 or later42$1,592,500$645

Pre-1940 houses sold at a median $519 per square foot over the last 24 months; homes built after 1980 sold at $645 — a spread inside the same blocks. That spread is why the neighborhood’s renovation and new-build activity concentrates where it does, and why “what is it worth” in Shenandoah is always two questions: the house today, and the envelope the lot and zoning allow.

Over 24 months, the eastern half (SW 12th–17th Avenues) closed 106 sales at a median $972,500 and 74 days; the western half (18th–27th) closed 128 at $872,500 and 58 days — nearly identical per-square-foot values. The east trades bigger and slower; the west smaller and faster. One neighborhood, two rhythms.

Shenandoah Park and the public-works cycle

Shenandoah Park — the neighborhood’s center — is in a full rebuild of its recreational core: a new Aquatic Center with an Olympic-size pool, two basketball courts, new baseball and soccer fields, fitness equipment, a library plaza, and a butterfly garden. On the streets: FDOT completed the Coral Way/SW 15th Road roundabout in June 2023 ahead of schedule and the SW 22nd Avenue median-and-bike-lane project in January 2022; resurfacing is active on two Coral Way segments and at US-1/SW 17th Avenue (nightly closures, access maintained). Residents’ initiatives run through the Miami Shenandoah Neighborhood Association: the Flowering of Shenandoah tree-canopy program and the ten coral-rock entry markers installed in 2021. Full rundown with completion status: Journal → “What’s Actually Changing on Shenandoah’s Streets and in Its Park.”

Walking it

The interior is a quiet, sidewalk-first 1920s grid — the park, the Shenandoah branch library, and neighboring blocks are an easy walk. Groceries and larger errands generally mean a short drive; Calle Ocho, the northern edge, carries the walkable restaurants and small businesses. A walkable residential grid with a commercial spine at its edge — that is the accurate description, and the distinction matters more than a single walkability adjective.

A written valuation, not an estimate

The guide covers the neighborhood; a written valuation covers one address — which zoning designation the parcel actually carries, its plat, its vintage, and the price-cut history of its comparable pool — on the same data this site publishes.
