Do property taxes reset after I buy?
Direct answer
In Florida, a sale resets the property's assessed value to market value as of January 1 of the year after the change of ownership, under Fla. Stat. §193.155(3)(a). The seller's Save Our Homes cap does not carry over. New owners in Miami-Dade apply for the homestead exemption by March 1.
Fla. Stat. §§193.155, 193.1555, 196.031, 196.011 and 197.333, and the Miami-Dade Property Appraiser's tax estimator, checked October 29, 2026. A tax adviser or the Property Appraiser confirms the figures for one property. · Methodology

In more detail
Is a change on the November 3, 2026 ballot?
Yes. A proposed constitutional amendment (CS/HJR 1-F) would, if 60% of voters approve, raise the homestead exemption for levies other than public education to $150,000 in 2027 and $250,000 in 2028, and lower the non-homestead cap from 10% to 5% a year, starting January 1, 2027.
Where can a buyer estimate the new bill?
The Miami-Dade Property Appraiser publishes an online tax estimator. It states that a sale generally resets assessed value to market value and that the prior owner's homestead cap does not transfer.
